So basically excel, write up (limit is 4 pages), and a powerpoint.

I have a case for this Real Estate Finance Class. Attached is an excel you will use, and the case which includes instructions. You are trying to find the property that will satisfy more groups of people instead of one, and the case explains everything needs to be done. The submission will be an excel file, a writeup, and also I have to make a 5 minute minimum video presentation, so I’d love to have slides that go over the information and recommendation. I also would love it if I could get a script of what to say for the powerpoint presentation on the notes section.
So basically excel, write up (limit is 4 pages), and a powerpoint.
I will also upload two sample excel and writeup from previous class just to give you an idea. Please feel free to ask me any questions, and I will also later on upload guidelines for the powerpoint.

According to the efficient market hypothesis, stock prices fully reflect available information about the value of the firm, and there is no way for individuals or mutual funds to earn excess profits or outperform the market. But, is it true? We will play a simple investment game to test this hypothesis. In this week’s discussion, you are asked to recommend at least TWO stocks you would like to hold throughout the semester to maximize your return. Based on your recommendations and the class discussions, I will select the top 10 most recommended stocks to form a class portfolio with hypothetical $1,000,000 in week 4. We will use this portfolio to find out if it is an efficient investment to outperform the market. For each stock’s recommendation, you should act like a stock analyst to provide rationales about why investors should hold this stock. You are NOT required to write up a whole page research report to explain your reasons in detail, but you need to summarize some key aspects of why you pick up this stock. In recent years, publicly traded companies have been under pressure to meet or beat the analysts’ consensus earnings estimates in their quarterly reports because the market will punish those that fail to deliver expected earnings. Thus, managers tend to utilize many methods to improve reported profitability that is cosmetic in nature and do not affect “real” operating performance to meet market expectations. These methods are referred to as earnings management (commonly called” cooking the books”). Managers have different motivations to engage in earnings management, and they usually defend their actions, including the following arguments: (1) Increasing stock price by managing earnings benefits stockholders; no one is hurt by these actions, (2) Earnings management is a temporary fix; such actions will be curtailed once “real” profitability improves, as managers expect. What are the affected parties in the schemes above to manage profits to prop up stock price? Do the ends of earnings management justify the means?
